Mayor Bowser to Cut Ribbon on Phase 1 of The Stacks, Buzzard Point’s Transformative Waterfront Neighborhood

(Washington, DC) – On Wednesday, June 18 at 11 am, Mayor Bowser will cut the ribbon on Phase 1 of The Stacks, a nearly seven-acre development that marks a major milestone in the transformation of Buzzard Point. Catalyzed by the opening of Audi Field in 2018, Buzzard Point has attracted significant new investment and activity, with The Stacks representing the latest and most ambitious addition to the neighborhood.

Jointly developed by Akridge, Bridge Investment Group, Blue Coast Capital, and National Real Estate Advisors, The Stacks will deliver more than 1,100 new homes across three distinctive residential buildings—Everly, The Byron, and Colette—with a variety of unit types, including co-living opportunities. Phase 1 includes more than 10% of homes reserved for residents earning up to 60% of the Median Family Income (MFI), with units ranging from studios to two-bedrooms. 

In addition to housing, The Stacks includes 40,000 square feet of retail, including Buzzard Point’s first community gym, FLEX, which is now open and offering complimentary basic memberships to residents. Later this year, Launch Workplaces will open an 11,000-square-foot coworking space designed for entrepreneurs, remote workers, and small businesses. 

The neighborhood also features over 22,000 square feet of outdoor public space, anchored by V Street Park, a 15,000-square-foot green space with a play lawn, outdoor dining areas, and shaded seating. 

This milestone reflects the District’s broader commitment to building dynamic, livable neighborhoods as part of the Mayor’s Grow DC Agenda, a strategic plan to strengthen the city’s economy by cutting red tape, reforming zoning and permitting, and creating new incentives for retail and business growth.
